Phillip Leaman addresses what to do when you’re faced with a water ingress claim, who is liable and who can be pursued for costs. Phillip also provides practical information on the procedure for initiating a claim.

VIC: Essential Fire Safety Measures Untangled – The Basics WEBINAR | Chris Chatham, LINKfire – Oct 2022

The focus of the presentation was essential fire safety measures for Victorian Owners Corporations, what owners are required to maintain and how your fire systems work – from a Path of Travel or Fire Doors through to Sprinkler Systems.

Here are just some of the points discussed during the session:

  • How the Occupancy Certificate is NOT a statement that the building is compliant!
  • A flowchart on how to report fire system defects and categorise them by level of importance.
  • How POT (Point Of Travel) includes both egress AND ingress.
  • The most common fire safety faults.

VIC: How can the Building Appeals Board (BAB) help with your cladding problems? WEBINAR | Bryan Thomas, Building Appeals Board (BAB) – Jun 2022

The focus of the presentation was to provide information about the role the Building Appeals Board plays and how they may be able to assist if you have a cladding problem in your building.

Bryan details the relatively simple, speedy, and inexpensive procedure the BAB provides to approve alternative solutions to the total removal and replacement of external combustible cladding.

Here are just some of the points discussed during the session:

  • Bryan steps us through the process of how the BAB can assist strata buildings in Victoria in remediating the serious defect of cladding, including timeframes
  • Fees associated with lodging an application to the BAB
  • When and why the removal of combustible cladding may not be required
  • The role of the BAB compared to VCAT

VIC: Cladding and Defect Remediation + Q&A WEBINAR | George Endacott and Bruce McKenzie, Sedgewick – Apr 2022

The focus of the presentation was to provide an overview of the risks of waiting to act and what owners and owners corporation managers need to do next to reduce the risk and prevent issues from escalating further.

Further, when remediation work occurs, what can we expect and what assurance do we have that things will be done properly the second time around?

Here are just some of the points discussed during the session:

  • Why action needs to be taken NOW if your building is subject to a building order
  • Why waiting may lead to an accumulation of damage to the building and costs. What did you do to mitigate the loss?
  • What determines the success of your remedial works:
    • produce a detailed scope of work
    • assurance that the ‘promise’ is being fulfilled. Who is overseeing the work?
    • who’s supervising contractors? Why this determines the success or failure of the works!
    • What warranties are offered?
