NSW: How is the lot owner’s consent to the major renovation bylaw usually presented to the OC? For this transfer of responsibility to be effective, should we receive the written consent of all the owners of that lot?
QLD Q: My strata unit had internal water damage from a leaking roof following a weather event. I’ve paid for the roof repair but been told the internal damage is my responsibility and I will only be reimbursed up to the amount of the BC insurer panel builder’s quote. Is this right?
WA Q: Our request for permission to install an air conditioner has been refused due to concerns about the overload on our MDF. Although the Council is looking into this, it's been 3 months. How do we get this moving along?
NSW Q: I purchased my apartment at the end of Sept 2021. In Aug 2022 I received a special level of $24K to replace the cladding. At the time of sale, the fire cladding order wasn’t mentioned. Who pays the special levy?
VIC Q: Are sub-committees in effect until dissolved by the committee, or are sub-committees appointed every year during the AGM in a similar manner as the Owners Corporation committee?
QLD Q: The committee received approval for $35k expenditure on a project. Without approval, the chairperson has added extra components to the project now expected to cost over $50k. Is this legal?
NSW: Our strata building had fire panel inspections twice a year, however, recently the company is conducting and charging for monthly inspections. Are monthly fire panel inspections really necessary?
NSW Q: Our building was built pre 1974. The Strata Committee wants to replace all windows and balcony sliding doors but we are unable to tell from the strata plan if the balconies are common property.
The NSW Government is working to increase confidence in our building industry. They are creating a new foundation for construction by looking at how they can improve laws, better protect consumers and support workers.
