NSW Q: Our building was built pre 1974. The Strata Committee wants to replace all windows and balcony sliding doors but we are unable to tell from the strata plan if the balconies are common property.
WA Q: Our strata manager informed us they were exiting our management. We appointed a new strata manager and discovered the outgoing manager had charged us a $2,500 transfer fee. Are transfer fees legal and can they be charged without agreement?
QLD Q: If the end of the financial year falls on the weekend, do motions and nominations have to be submitted by the close of business on the last business day of the financial year?
QLD: An owner has offered to pay the substantial cost of further building investigation following a defects inspection. Can the Body Corporate accept this offer and are there any problems with this? Our building is under the Accommodation module.
NSW: Due to building defects, we are unable to clean and service our air conditioner grills. Who is responsible for fixing the defect so we can access the space?
QLD Q: A neighbour in our scheme is carrying out acts of minor annoyance and interference. If we are able to identify the culprit, can the committee get involved to stop this harassment?
