Question: In readiness for our upcoming teleconference AGM, our strata manager has requested a proxy form from a Committee member to validly opening the meeting. We have not previously approved teleconferencing as a valid method of voting. Is a proxy necessary?

Did you know Australian Standard 1851 requires some fire systems to have long term tests to be completed at 5, 10, 25 and 30 years? The strata manager or a responsible person on the council of owners should understand what tests are required and when they fall due.
Question: A lot owner has modified a common area gate without seeking approval. Shouldn't all owners have been consulted before any modifications were made? Are owners able to make changes to common property without consent?
