WA: Rising popularity of strata ‘leading to demand for more managers, staff’

A peak West Australian property industry body says the growing popularity of strata developments and properties is seeing an increased demand for qualified strata managers and employees.

Strata Community Association (WA) said demand for strata management services and staff was outstripping the rate at which new people were joining the industry.

SCA (WA) President Catherine Lezer encouraged people to look at careers in the strata industry, with opportunities available for entry level positions for people of different ages and backgrounds.

The association recently took part in Curtin University’s Curtin Careers Fair 2022.

“Our industry is crying out for talented and promising new people to join it,” Ms Lezer said. “It’s a rewarding career in a modern industry.

“But our members are currently having trouble finding suitable applicants to fill key positions in their businesses.”

Strata title accounts for over one-third of all forms of titles registered in WA, according to the WA Department of Mines, Industry Regulation and Safety.

WA has more than 325,000 strata properties across more than 73,000 strata schemes, ranging from residential to commercial, industrial and retail.

Ms Lezer said strata managers keep strata titled properties running with a unique skill set.

They support Owners’ Councils to look after their properties, prepare budgets and run annual general meetings, organise maintenance and repairs and need to be across strata laws, regulations and insurance.

Depending on their size, strata firms can have senior strata managers, strata managers, strata manager assistants and administrative support staff. There are also opportunities in the fields of strata law and accounting.

“We’d encourage anyone who loves buildings, is good with people and think they have what it takes to find out more about a career in the strata industry,” Ms Lezer said.

Ms Lezer said once in the industry there is ongoing training available including a Certificate IV in Strata Community Management. The certificate is recognised nationally and SCA WA runs courses in conjunction with other education providers.

Ms Lezer said many strata managers had university degrees in fields as diverse as communications to science. Others began their careers as support staff or assistants before becoming qualified themselves.
